FROM SPACE TO PLACE.
Planning + Design
WHERE VISION MEETS REALITY
Planning + Design at ETM aligns land, regulation, infrastructure, and intent from the start, so what gets imagined is what gets built.
What Is Planning + Design?
Turning a concept into a project that can actually be built.
Planning and design shape how a project moves from an idea to a permitted, constructible reality. It involves aligning land use, infrastructure, environmental constraints, and stakeholder requirements into a plan that works on paper and in the field.
That process requires more than individual disciplines. It requires coordination across planning, engineering, landscape architecture, and permitting, with decisions that hold up through review and construction.
ETM provides integrated planning and design support that helps projects move forward with clarity, alignment, and fewer disconnects between concept, approval, and delivery.
Planning + Design That Moves Projects Forward
We shape projects at the point where vision meets constraint. Early-stage visioning, entitlement strategy, and integrated site design happen together, not in isolation, so regulatory, infrastructure, and community realities inform the concept from the start.
From first sketch through approval and delivery, continuity matters. When planning, engineering, and landscape architecture work as one team, decisions hold. The result is a place that functions, performs, and endures.
Entitlement Strategy
Conceptual Land Planning
We help you translate early vision into a feasible site plan grounded in real-world constraints. By testing layout, density, access, and infrastructure at the outset, we clarify what can be built before significant time and capital are invested.
Development Mitigation
We help you identify, negotiate, and manage required mitigation obligations tied to your project. By addressing these commitments early and strategically, we protect feasibility and control unexpected cost exposure.
Transportation & Traffic Planning
We help you evaluate traffic impacts and transportation requirements early so your project can secure approvals without unexpected roadblocks. By aligning access, circulation, and infrastructure with agency standards, we reduce delays and protect your development timeline.
Landscape Architecture
We help you design outdoor environments that enhance usability, long-term performance, and community value. By integrating landscape decisions with site planning and infrastructure, we create spaces that function as well as they look.

The Post at Twenty Mile
The historic Post at Twenty Mile is a park open exclusively to all Nocatee residents. This gorgeous park includes a covered pavilion with tables and restrooms, a relaxing nature trail, playground, a recreational field, and a spacious dog park with agility equipment. Our team provided the planning, design and permitting for this project.
